Choice have a history of developing new homes to the highest energy standards, with Killynure Green (Phase 2) the latest ground breaking development designed to meet a much higher standard, which will facilitate reduced carbon emissions and energy costs for residents
The scheme of 24 homes is expected to be completed shortly and is intended to be the first in Northern Ireland to meet the optional enhanced energy requirements which are outlined in the Department for Communities ‘Housing Association Guide’. The requirements stipulate that homes must have an enhanced building fabric, whilst also achieving a Band A EPC rating.
The homes at Killynure Green (Ph2) meet these requirements through improvements such as increased insulation, consideration of thermal bridges and triple glazing. Not only do these fabric measures improve energy efficiency and reduce emissions, but there are also benefits in terms of comfort for residents. Additionally, each home has a solar PV system, which generates renewable electricity which residents can use to offset their electricity bills and reduce their carbon footprint. Homes within the development have achieved an EPC rating of 92 – 93 (Band A).
The homes have intentionally been designed so they are easy to live in, with no complex controls, which also helps to reduce the performance gap. The improved building fabric means homes are more efficient and easier and more cost effective to heat. Natural gas boilers meet the remaining heat and hot water needs, with hot water available at the turn of a tap. The enhanced energy and environmental credentials of this development link to the groundbreaking first phase of this housing scheme which was the first in Northern Ireland to meet Level 5 of the Code for Sustainable Homes. Both phases of the development share access to a play area, which also encourages integration for new residents into the existing community.
